letting agency

I am looking to start a letting agency and would like to have built in addition to a shop a website.. on this site i would want all the usual estate agents/letting agent things on most websites plus in addition a section for landlords to log on to monitor works carried out, payments come in and out, basically details so they can view it 24hrs a day,
also thinking of possibly having a rent payment system and also:-
email newsletters
text updates of properties
and would need to update photos etc
i would also consider doing virtual tours of properties but this is depending on cost
let me know if you can do this a rough costings
